What is a Thailand Tenancy Agreement?
A tenancy agreement (TA) is a legally binding contract between a landlord and tenant that sets out the terms of a residential rental in Thailand. It covers rent, deposit, tenancy period, maintenance responsibilities, and what happens when either party wants to leave early.
Under Thai law, any tenancy agreement is subject to stamp duty payable to the Revenue Department. The duty is 0.1% of the total rent for the entire lease period and must be paid within 15 days of signing.
While verbal agreements have some legal standing, a written and stamped tenancy agreement is essential for protecting both landlord and tenant — especially when disputes arise over deposits, repairs, or early termination.

Stamp Duty on Thailand Tenancy Agreements
All tenancy agreements in Thailand are subject to stamp duty payable to the Revenue Department. The duty must be paid within 15 days of signing if the agreement is signed in Thailand, or within 30 days if signed overseas.
